This 1960s East Petaluma house was in a significant state of disrepair. We repaired and replaced rot from old water damage and pest activity, and restored and renovated the entire 1400-square-foot home.

We replaced all of the windows and trim, and refinished the original red oak hardwood floors throughout, replacing and matching what was unsalvageable.

The furnace was in good shape, so we serviced it for continued use, while replacing the filter and pairing the unit with a new Nest thermostat.

In coordination with PG&E, we upgraded the electrical service to a 200 amp panel, added can ceiling lights, new overhead fixtures, fans and sconces, and replaced all outlets, adding some additional ones per code.

The kitchen was expanded to increase storage and counter space, and we also installed new cabinets, hardware, counters and appliances. All of the plumbing was replaced from the sewer, and a new water heater was installed. 

All of the existing wood paneling was removed during demo, and we added a pass-through window between the living and dining rooms.

The hall bath was gutted, with the existing cast iron tub re-enameled. We installed a custom tile surround, and fixed glass panel. A new vanity and toilet were installed, with new finish plumbing fixtures. The primary bath was expanded to feature a large shower with bench, new toilet and double vanity.

We landscaped the front and rear yards, and installed a new irrigation system. The rear yard includes a sodded lawn, new fence, and decomposed granite patio.

We installed a new electric garage overhead door with battery backup, and re-paved the driveway and front walkway. Inside the garage, we installed a new washing machine and dryer.

The entire interior and exterior were painted. Finally, we added market string lights in the yard.
